    Ouch, sorry to hear that! But no, the HOA usually isn’t responsible for stuff like that. It’s the owner’s responsibility to keep their dog under control. You should probably talk to your neighbor directly and maybe file a report if it’s serious.

    Sounds like you need a social committee. We have one and they do all sorts of things! Aside from the usual party planning, we also do round tables (sort of like open forums) and an idea exchange gathering. They also run our social pages, and we have monthly participation activities there. Sometimes, they organize a friendly online contest – like asking people to come up with a funny caption for a photo. There are no actual prizes except for featuring them in our newsletter.

    It is normal for boards to meet in private to discuss sensitive issues. Unless you have evidence that they are doing something illegal, I think you should calm down and trust your board.

    I am also not a big fan of virtual meetings as I find them to be less efficient. That being said, it is not up to you to decide whether or not to return to in-person meetings. It must be a collective and group decision. And I do think virtual meetings have some benefits, too.

    If we are talking about amendments to your covenants, then you usually need a 2/3 majority vote of the membership to incorporate such a change.

    We hold board meetings virtually and annual meetings in person. Seems to work.

    We had no problems disbanding ours since our MC did most of the work (even though disbanding meant our MC would be out a client – ha!)
