Exactly!! I even suggested putting a security camera in the lobby, but they acted like I was asking for the moon. Total joke.

Contact 911 and request local law enforcement to make a formal report. Following this, consider establishing a Neighborhood Block Watch Program within your immediate vicinity, with approval from your HOA/BOD. A united front of neighbors looking out for each other sends a powerful message to individuals with malicious intentions in any community. Additionally, if you haven’t already, invest in a security system for your home. Lastly, if you’re not already a gun owner, consider obtaining proper training and acquiring a concealed carry permit. The key is to prioritize the protection of yourself, your family, and your property.

Thank you for your response. The problem is our board and committees are run by middle-aged people (like me) so we have no idea how to understand the likes and dislikes of our new neighbors.

Move-in fees are pretty common among property owners’ associations and condominiums. Some people call them transfer fees. If your association didn’t charge them a decade ago, then something must have happened during those 10 years that caused them to implement the fee. Try sifting through the HOA documents you received at closing. There should be an amendment in the bylaws or declaration imposing the fee. The seller must not have been very active in the community for him not to know about this.

Do you know who ows the homes? The homeowners should really be the ones responsible for taking care of their property and making sure no one illegally squats there.

I get why you would want to get out of your home owner’s association but like anna said you can’t really leave if you don’t sell your house and go. Dues are typically a small price to pay as my experience with home owner’s associations has been pretty good.

I live in Colorado and from what I know it’s not illegal under state law – would advise to check your bylaws
