    Tax season has always been a breeze for us. Hire a good accountant. That is the key, I’d say. Federal and state tax returns – yes, both are mandatory (unless your state does not collect income tax on corporations).     Documents can be overwhelming and it’s hard to calculate stuff. I know an accountant based in Denver if that’s near you. Could recommend them to you.

    We pay $300 per home and I know that’s a bit steep but our CAM does everything and I mean EVERYTHING. Our BOD barely has to do anything at this point. They just make decisions and the CAM executes those decisions. All in all we’re pretty satisfied with the work. You just have to know your budget and the services you need and then make sure your budget can accommodate those services.

    I can’t speak for everyone but this is what we do in our HOA:
    1. We hire a separate agency to supervise our elections and collect our ballots. We mail them over to their office.
    2. The agency.
    3. Based on experience, I would say paper ballots are preferred because there is less room for fraud or error.
    4. It depends on your HOA. We include our lot number in our ballots. If your bylaws say you need to use secret ballots, then they have to be anonymous.
    5. Your bylaws should be able to tell you that.
    6. Your bylaws.

    Unfortunately that’s how these hoas work. There’s no real consequence when boards don’t follow the bylaws. Members like you and me really have no other option but to sue.

    Are you sure you want to sue your HOA? Based on my experience, suing makes everything worse. If you win, the HOA will need to pay damages, which it will probably take from your neighbors. If you go through with this, prepare to get the stinkeye from your neighbors…

    We have those laws where I live too. You should definitly check the laws in your state bcause your board might not even have the power to deny your request outrihgt. If your board has it out for you ans is denying your request because of a complaint you made in the past, that can be considerd discrimination or an act of revenge. Eithe rway, they’re in the wrong..

    Thank you for the advice, everyone.

    Just FYI, I’m not on the Board of Directors or anything. I’m actually against this rule (and so are a few other homeowners) since we have small lots in our community and have little to no parking space.
