    Thank you all for your suggestions. I’ll start by reviewing the bylaws and gathering support from my neighbors. I hadn’t thought about the possibility of running for the board, but that’s definitely something to consider. I really appreciate the advice!

    Our HOA management company takes care of it. Yours should, too, if they don’t already. Maybe add a clause in your contract to include it. You may have to pay an extra fee, but it’s worth the cost since it’s quite tedious. I know other HOAs do it themselves, though. They have the board members do it.

    Yikes. That sounds like hell. You were right to demand all those things and report your complaint to the Attorney General. Hopefully, they’ll be able to do something because something definitely sounds off there. Good luck, mate.

    I would also check your declaration if I were you. Make sure it gives your HOA the authority to even act on violations. There may not be a nuisance/noise rule in the declaration, too.

    Document the noise. Present evidence. Maybe your HOA just doesn’t have enough evidence to support the violation claim.

    Have you tried speaking to neighbor at all? Seems like the kind of thing that could be resolved neighbor-to-neighbor. Maybe you could also try talking to the unit owner (their landlord). There are typically nuisance clauses in lease agreements.

    I’m not sure what the pros and cons would be. It sounds like you’ll just be including another lot under the HOA, which would probably mean more dues (if that’s how your dues are divvied up). The owner should be responsible for most other things like landscaping, maintenance, etc.

    Not sure what you mean by annexing an adjoining lot. Does that mean the HOA makes the lot part of the association? Does the owner want to buy the vacant lot and make it part of his home?

    Yes. The homeowners are now in the process of filing lawsuits. Some squatters have left voluntarily but there are still others. I would say even the threat of legal action can scare some of them away.

    Thank you for the advice. I had no idea squatters had to be “evicted” as if they were tenants. I will get in touch with the homeowners immediately. And I’m glad to report that the police have finally answered our pleas after following up for more than 2 weeks now.

    Update: I have removed the tree but I am in the middle of trying filing a claim against my real estate agent.

    It is absolutely nuts that I have to go through all of this. It is unfair and should be illegal. I have been trying to get in touch with the seller’s agent but I am also speaking to my agent right now. I already moved in so moving out and finding another house all over again is just too much work for me right now I can’t handle it. Absolutely devastated.

    They’re serious enough to be rules in your community so just accept that you made a mistake and try not to do it again.

    No, it sounds like he’s helping you avoid a violation. Just suck it up and mow your lawn.

    The bottom line is plain and simple – are they rule violations or not? Because if they are, then you’re in the wrong here. Your neighbor is just pointing out the rule violations in the community. Sounds like your board should thank him for doing their job.
