Should We Allow Short-Term Rentals in Our HOA?

    Hi all, I’m part of a small HOA board, and we’ve been discussing whether to allow short-term rentals (like Airbnb) in our community. Some homeowners are for it, but others are concerned about security, noise, and having too many outsiders in the neighborhood. Does anyone have experience with this? What are the pros and cons of allowing short-term rentals in an HOA?

    We faced this same debate last year. Ultimately, we decided to allow short-term rentals but with strict rules. We require homeowners to register their rental properties with the HOA and pay a fee. There’s also a cap on the number of nights per year. It’s been a good compromise so far, and we haven’t had many issues.

    We banned short-term rentals entirely in our HOA because of issues with noise and parking. Some homeowners who lived near rental units were constantly filing complaints, and it became a hassle for the board to manage. I’d suggest getting input from the whole community before making a decision.

    One thing you’ll want to consider is the impact on property values. Some buyers might not want to live in a neighborhood with lots of short-term rentals, while others may see it as an investment opportunity. We allowed them but limited them to a certain percentage of homes. It’s kept the balance in check.
