Dealing with Loud Parties in the Community – Advice Needed

    I’m on the board of our HOA and we’ve had several complaints lately about loud parties — usually on weekends, sometimes spilling past midnight. One particular homeowner is the main culprit. We’ve issued warnings before, but the behavior continues. Has anyone dealt with this successfully? Looking for advice on enforcement that actually works.

    We had a similar issue in our condo community in Queens. After three warnings, we started fining residents based on the nuisance clause in our rules. That worked. We also revised our noise policy to specify quiet hours and fine amounts. You may need to escalate if warnings aren’t cutting it.

    Yes, we dealt with this last summer. Our board created a “progressive violation” structure (warning, then $50 fine, then $100, and so on). Also, we sent a letter citing local noise ordinances and let them know we’d call the police if it kept happening. That got their attention real fast.

    Don’t forget to document everything. We had to go to small claims court once, and the board won because we had records of complaints, written warnings, and violation letters. If your CCRs are vague, you might need to amend them to clarify what constitutes a noise violation.

    Thanks for the advice. We do have a general nuisance clause, but no specific noise policy or fine structure. I think we need to create one. Does anyone have sample wording for a noise rule we could use as a starting point?

    Sure. Ours says: “No resident shall engage in conduct that unreasonably disturbs the peaceful enjoyment of others. Quiet hours are from 10 PM to 8 AM. Repeated violations are subject to fines beginning at $50 and increasing by $50 per subsequent offense.”

    Good template, Chris. We also added: “Any noise, including parties, loud music, or amplified sound, must be kept within a reasonable level at all times.” Gives us more room to enforce even during the day.

    Also consider community outreach. We posted a friendly reminder in our newsletter about respecting neighbors and hosting responsibly. It won’t stop every issue, but it helps create a culture of awareness and courtesy.

    I like that idea. Maybe we’ll combine policy changes with some softer outreach first. Appreciate all the input — this gives us a solid plan moving forward.
