Question:
When it comes to garages who is responsible for the replacement of the motor and hardware? The bylaws and declaration are pretty ambiguous about responsible parties. But as the garage space is for the sole use of the owner I’ve been leaning toward the owner being the responsible party.

If your CC&Rs and bylaws are unclear, the general rule is that individual owners are responsible for elements that they have exclusive ownership or use of. Meanwhile, if one or more owners use or share ownership over an element, they also share responsibility.
