We would like to put some control into place in our community for too many rentals and some badly behaving rentals.
I’ve been unable to find any sample language for what has been done to try to get into our documents, as well as any information as to what can legally be done and not done in Maryland.
Can you give me any information as to what can be done legally in Maryland, and whether any HOA’s here have restrictions of any kind? Thanks

Homeowners associations in Maryland can generally restrict rentals in their communities. However, make sure that this authority is clearly stipulated in your governing documents. If it is not, you will need to amend your governing documents to include these restrictions. Commonly, HOAs restrict rentals by placing a cap on the number or percentage of rentals allowed in the community or only allowing rentals that span 30 days or more. Sometimes, an HOA will ban rentals completely.
