Pest Control in New Hampshire Condos

My wife and I live at Patridge Berry Hill Condos in Nashua NH and for the past several months we have been experiencing a roach infestation in our unit and the problem is within the entire complex. Because of restrictions-the pest control company is limited to access to each and every unit unless they have permission. Our current maintenance manager is somewhat oblivious to the situation and plays it off by saying he can only do so much and simply put- I told him he doesn’t live with these things as we do. My wife has gone as far as to contact the governor’s office to seek information and help with this. She was even told it may be time to take the legal route in order to have this problem solved completely. My question is pertaining to the legal route- what lawyer would be best qualified to handle a situation of this magnitude? Our board here are pretty much useless and the new property management group coming in January is already aware of the situation. Please advise me on your thoughts. Regards

Before you commit to the legal route, though, you do have other options. Make sure to check your governing documents to see the exact responsibilities of your HOA. Your HOA may be responsible for pest control, which includes coordinating with unit owners and ensuring the project gets completed. Your HOA board must adhere to the governing documents of your association. If they don’t, they may find themselves in legal trouble.

You also mentioned that a new management company is coming in this January. You could wait for the company to settle in and raise your concern to them. The management company may be better equipped to handle this type of situation.

Taking the legal route can cost a lot of money and time. If you can, try to resolve this issue through other means, such as internal conflict resolution or alternative dispute resolution.
