How to Fight Dues Increase in Florida HOA

Question:

This is PGA National. There are a variety of complexes. Here at West Lexington Green, we are in condos approximately 1050 square feet plus patio.
The HOA dues are $1265. which is one of the highest in PGA. Even large homes here do not pay this much from what I have heard.
HOA raised the fees $195. per quarter. So now it would be $1460.
They say “The main reason for the increase is due to insurance increases”
I need assistance and so do many who live here.
I will attend the HOA meeting on Nov. 8th and want to have the information necessary to change this if at all possible.
Thank you for your time and assistance.

Answer:

Hi Cora,

In Florida, there is no state law imposing limits on how much an HOA can raise dues each year. That being said, your governing documents may have some provisions limiting the board’s authority to increase dues, though this is not always the case. It is true that insurance rates are soaring, so your HOA may be raising dues to meet that need. The board has a responsibility to calculate dues according to budgetary needs, and insurance is certainly a must.

If you wish to raise your concern about increasing dues at the next meeting, ask your board to present the annual budget. You may also ask for copies of financial records to see where your dues are going.
