According to the New Hampshire Unit Ownership of Real Property Act Section 479-A:19, the association must make records of receipts and expenditures affecting the common areas available for examination by owners at convenient hours on weekdays. This Act applies to condominiums created before September 10, 1977.
According to the New Hampshire Condominium Act Section 356-B:37-e, associations have an obligation to provide financial information, membership lists, and minutes of all meetings to the owners. This Act applies to all condominiums and condominium projects created after September 10, 1977.
However, if your HOA is not a condominium, you should also check your association’s governing documents. Your CC&Rs and bylaws should specify any obligation of the association to make certain records, such as contracts, available to owners for examination.
