Is there any recommended lists of issues to put in our rules? Any sample wording used by some associations?

Homeowners associations in Maryland can generally restrict rentals in their communities. However, make sure that this authority is clearly stipulated in your governing documents. If it is not, you will need to amend your governing documents to include these restrictions. Commonly, HOAs restrict rentals by placing a cap on the number or percentage of rentals allowed in the community or only allowing rentals that span 30 days or more. Sometimes, an HOA will ban rentals completely.
