Are HOA Fees Negotiable?

I am in the market to purchase a condo in Montgomery County, Ohio in the next 90-days. The HOA fees are all over the place. When I think I have found the perfect place, the HOA fees tend to exceed $500 per month. Many of the communities do not offer a pool, clubhouse or playground area. I am okay with paying HOA fees, but how can small communities with less than 100 homes justify astronomical fees.? Is there any way to negotiate with HOA while I am negotiating with the seller?

Unfortunately, HOA fees are non-negotiable. If you buy a property within an HOA community, you join the association and become obligated to pay fees. These fees are computed by the HOA board according to the needs of the HOA. If you’re unsure, you can ask for a breakdown of the fee calculation or a copy of the financial statements of the HOA to see where the fees are going.
